Burnside Village shopping centre expansion

The Burnside Village shopping centre, ranked # 1 in Australia for total turnover, is doubling its footprint to include more than 80 new stores and 560 undercover car parks. This large prestigious multi-story development is on an ‘island site’, bounded by a high traffic intersection and quiet residential streets. Genis Steel took on the challenges associated with site scale, design, and access and delivered a seamless build for the client.

Project specs at a glance

  • 5 floors, ~19,000 m2 floor area
  • 2,000 tonnes structural steel
  • 25 metre primary beams
  • 2 months of build time saved through innovation

Manufacturing primary beams for multi-level structural support and service access

Heavy steel work was the foundation of the expansion that extended across five stories, including two underground levels. We manufactured cambered primary beams to support the weight of the building and used large scale plates and stiffening to compensate for the large penetrations needed to manage fire, air conditioning and electrical services for the retail complex.

Delivering 2000 tonnes of steel to a residential area (with no complaints from neighbours)

Genis Steel made more than 280 deliveries to the site, and it’s a testament to our dedicated project scheduler, loading and unloading teams, and our drivers that all deliveries went off without a hitch. The size and nature of the site meant that no steel could be stored there, so precision deliveries were essential for efficient installation as well as neighbour relations. Delivery logistics became even more important as the build progressed and our space to work decreased.

Innovating and investing to save our clients time and money

Two lifting towers serviced the Burnside Village expansion and with more than 350 people working on the site, tower lift time was at a premium. Genis Steel designed and constructed lifting cradles that could hold an entire truck load of steel in one lift, rather than using the tower to lift a single beam at a time. While it cost the team around $70k to design, construct, proof-test and register these lifting devices, it was well worth it – these cradles shortened build time by about 2 months and freed up tower lift time for other trades.

Putting our build philosophy into action – fit first time

Genis Steel developed a geometrically-complex, gable-shaped skylight canopy for the Burnside Village expansion that sits over its main mall. It’s no secret that we’re perfectionists and so we decided to trial-fit the canopy in our factory first and make any adjustments before installation. Our perfectionism paid off and the canopy was installed and fitted in a single day with no shop-floor fixes needed.
